I have a question for all you Archi Gurus: is there an easy way to actually create an application catalog (with properties) that can be exported to Excel or other commonly used office tool after modeling your application baseline architecture (using application components) in ArchiMate?

You can do this right from Archi. The best option is to export the model to CSV and then use elements.csv and properties.csv to rebuild the information you want.
Another option is to use the form plugin (https://github.com/archi-contribs/form-plugin) created by Hervé and configure a form that work at model level and filter elements to keep only Application Component and then show needed properties. Then just use the "export to excel" button.
